  • Meet with me to determine where, when, and what kind of home you want
  • Search for home that match your criteria in Mesa Arizona or other Phoenix suburb that I service
  • Write Offer & LSR (signed) and present to Seller’s Agent
  • Review and sign Limited Dual Representation Agreement, if applicable signed & to REMAX
  • If contract is accepted by home seller, receive Fully Signed Offer (Purchase Contract)
    -negotiate any contingencies
  • Signed Contract, HOA, Earnest Receipt, PLANO, Agency to Buyer & REMAX
  • Open Escrow within 24 hours of Contract Date
  • Agency Disclosure Received from Seller’s Agent
  • Superfund Disclosure signed by Buyer, if applicable, to REMAX
  • Pool Disclosure signed by Buyer, to REMAX
  • Lead Based Paint if <1978, Buyer- use only 1 form all original signatures
  • Lead Based Paint if <1978 signed by Seller – to REMAX
  • Received Buyers LSR from your Loan Officer-Send to Seller’s Agent & Buyer
  • Flood Hazard Disclosure
  • CLUE/Insurance Letter to Buyer – within 5 days of contract
  • Schedule Home Inspection-10 Day Response Required
  • Septic Tank Inspection
  • Schedule Pest Inspection-10 day limit for response
  • Schedule Appraisal
  • Confirm Payment of Appraisal
  • Receive Title Commitments Prelim/CC&R’s
  • Receipt of HOA/Condominium/PUD Documents
  • Receive and Review SPDS with Buyer
  • Buyer’s Approval/Rejection of SPDS to Seller & REMAX
  • Buyer’s Acceptance/Rejection of Prelim/CC&R’s/HOA/Condo/PUD to REMAX
  • Receive/Review Wood Infestation Report with Buyer & to REMAX
  • Home Inspection to Seller & REMAX
  • Septic Report Completed from Vendor, if applicable
  • Mutual Cancellation if applicable to REMAX
  • Buyers Advisory signature Page to REMAX
  • Market Conditions Advisory-signed to REMAX
  • Buyer Acknowledgement of Buyer Attachment to REMAX
  • Disclosure & Release signed to REMAX
  • DAP form for Assistance Program, if applicable
  • Cashier Check Reminder for signing day before COE
  • Confirm Necessary Repairs are Complete
  • Confirm Buyer Set Up Home Owner’s Insurance
  • Confirm Buyer Set Up Utility and Phone Connections
  • Confirm Loan Docs at Title
  • Review Pre-Audit f/Title & Send to Buyer
  • Confirm Final Walk Through Time with Seller’s Agent
  • Final Walk Through with Buyer-signed to REMAX
  • Closing Time Confirmed with Buyer/Title
  • Attend Closing Meeting at Title
  • Deliver Keys to Buyer
  • You move in and throw a housewarming party.
